Wizer Properties is a property platform that connects property developers in Thailand directly with buyers. Developers list their own projects and properties on the platform; we do not act as an agent, broker or party to any sale. Any viewing, negotiation or transaction you enter into with a developer is between you and that developer, not with Wizer Properties.

To list properties, or to save, compare and book viewings, you’ll need to create an account. We currently support two types of account:

• Developer accounts, for property developers listing their own projects and properties.
• Buyer accounts, for individuals browsing, comparing, saving and booking viewings of properties.

You’re responsible for keeping your account credentials secure and for all activity that happens under your account. You must provide accurate information when registering and keep it up to date.

Developers are solely responsible for the accuracy of the information they list, including pricing, specifications, availability, images, floor plans and 3D or 360° tours. Wizer Properties does not independently verify every detail of a listing and does not guarantee that any information on the platform is complete, current or error-free.

If you list properties as a developer, you confirm that you have the right to list the properties and upload the content and that it doesn’t infringe anyone else’s rights.

Developer accounts operate on a subscription model with promotional credits, which can be used to feature properties, run flash sales and run advertising campaigns, as described on our pricing page. We don’t charge commission or per-listing fees. Prices, credit allowances and subscription terms are as displayed on the platform at the time and may change with notice.

Browsing, comparing, saving properties and booking viewings through Wizer Properties is free for buyers. We don’t guarantee that any property will remain available, that a viewing request will be accepted, or that any sale will be completed. Any agreement to purchase a property is made directly between you and the developer and is subject to that developer’s own terms.

The Wizer Properties platform, including its design, software and branding, is owned by Wizer Properties Co., Ltd. and protected under Thai intellectual property law. Property listings, photos, floor plans and 3D tours belong to the developers who list them, or are used with their permission. You may not copy, scrape, redistribute or reproduce content from the platform without permission.

When using Wizer Properties, you agree not to:

• Upload false, misleading or fraudulent listing information.
• Scrape, copy or redistribute platform content without permission.
• Attempt to bypass, disrupt or interfere with the platform’s security or normal operation.
• Use the platform for any unlawful purpose.

Wizer Properties is provided on an “as is” basis. We don’t provide legal, financial or investment advice and nothing on the platform should be treated as such. To the extent permitted by Thai law, Wizer Properties is not liable for any loss or damage arising from your use of the platform, your reliance on listing information or any transaction between you and a developer.

We may suspend or terminate an account that violates these Terms, provides false information or misuses the platform. You may close your account at any time by contacting us.

We may update these Terms from time to time to reflect changes to the platform or applicable law. We’ll publish the updated effective date below and for material changes, notify active users via email or in-app messaging.

These Terms are governed by the laws of Thailand. Any disputes arising from these Terms or your use of the platform are subject to the exclusive jurisdiction of the courts of Bangkok, Thailand.
